Leopard Controls secured the project for the BMS and DDC upgrade at The Atrium, a 9-storey office tower in Perth’s CBD with 19,300 square meters of net lettable area. The building features a ground-level retail and commercial hub, 8 storeys of A-grade office space, and an indoor sports arena, along with a stunning atrium filled with natural light, gardens, and waterfalls. Originally completed in 1982 and refurbished in 2002, The Atrium is undergoing further upgrades, with a 5-star NABERS energy rating prior to the current works. Leopard Controls’ new BMS and HVAC DDC solution will integrate with the building’s existing network, offering open architecture for future systems and real-time data analytics. The Niagara-based solution ensures flexibility and multi-vendor support.

This project involves upgrading the building management system (BMS) from the existing Honeywell Enterprise, with the objective of reducing reliance on a single vendor and proprietary protocols.
Our solution included:
Niagara N4 Framework monitoring the BMS.
Optergy Enterprise monitoring the EMS
Distech Controls Direct Digital Controls (DDC).
Approximately 220 ECY-VAV Controllers.
Management of around 1,500 BMS hardware points.
New BACnet IP network for seamless communication and integration.
